The background of this home

I love the first meeting with a new client.   I love getting to know the reasons for their house sale and what their moving needs are.  Once you truly know and understand their circumstances, it is much easier to help and advise a client.

 

I tried everything questioning technique I could think of to get this couple to open up.  I struggled.  Why were they moving?   Where to?  Were they moving at all?   What was the reason for the valuation?  Cards were being played close to their chest.  It was only when we discussed the marketing price and my thoughts on how to best market their home that everything changed!

 

 

What we did

Scale Hall is a popular selling area and at JDG we have an excellent strike rate of getting homes sold and for a great price.  Every family home we have marketed in this area over the past 12 months has sold.  When you consider that the average estate agent has less than a 60% success rate,  that is pretty amazing!

We knew we were asking a premium price for this home.  In fact, we were asking over £25,000 more than other homes on the street had sold for and we didn’t even have a garage.   We were also asking £25,000 more than the other estate agent had valued it for!  What we did have, however, was a great extension,  a useful attic room and a rather private garden which wasn’t overlooked.   We set about our marketing, focusing on these key selling features.  The home was beautifully presented so we knew already it would photo well.

Sarah took the photos and prepared the brochure for sale, also creating a 3D floorplan.  Michelle briefed the team in the morning meeting and Cassie set about contacting buyers who we knew were already looking in Scale Hall as part of our marketing pre-launch

We then set about creating a highly targeted Facebook campaign using facebook for business.   We also listed the home on all of the major websites to ensure this home was seen by the maximum number of buyers possible. 

 

 

The result

Within the space of 1 week, 5 viewings were booked. The first viewers loved it.  We weren't surprised - it was an immaculate, perfect family home.  One that the owners had been very happy in.  They started their offer low but through expert negotiations, we secured a full asking price offer and another record-breaking price for the street!
