How to get ready to move home now the housing market is back open!

The Lancaster and Morecambe Property Market is back open.   The government has announced the property industry can go back to work and that viewings can re-commence.   Valuations, Surveys and photo appointments can take place - however strict social distancing must be adhered to and it is vital we keep you, your home and our colleagues safe.     So what does this mean?   What does safe look like in reality?

Viewings

We know people are keen to view properties however we have to ensure that we only show people around homes who are in a position to proceed or on the market all ready.   If you are just at the thinking about moving stage,  you will be requested to view the property video instead. 

Viewings will be restricted to just two people maximum.  Unfortunately, children will not be allowed to view properties at this stage.  We know this will be upsetting for many, however, we have to follow the rules.  

Viewings can be no longer than 15 minutes.  This is due to the health and safety guidelines we have been given about how long it takes for the disease transmitted. 

On all viewings, you will be requested to wear gloves and a face covering.  You will need to bring your own.  This is to ensure the safety of our client's homes.  Remember we must also keep a minimum of 2 meters apart. 

 

  

Valuations

The first step is to arrange a video call with Michelle.   We’ll have a chat about your moving plans and how we can help you.   We’ll ask you to give us a guided tour around your home, so we can get a good idea of your property.

We have access to lots of different property reports - you would be surprised if you knew the level data we have access to which related to your home.  In most cases, we already have the title number,  the plot size, even the square footage of your home.   Using google earth and street view, we can also have a good look at your property from the outside.   Don't forget Michelle also has 19 years experience valuing in the Lancaster & Morecambe property market

We can then create a tailored plan for the marketing of your home and can answer any questions you have.   We will always follow up in writing and provide you with a free bespoke 14-page report all about your home.

 

 

Photo Appointments

Once you have decided to sell your home, we will need to arrange a suitable time to visit your home in order to take the photos of your property to ensure it stands out on the market.  Great photos are still essential. 

This will be with an experienced property specialist who will personally take care of your sale and all your viewings.  

Using DSLR cameras and the latest technology they will return to your home to take your photos and prepare your brochure for sale.  Unfortunately, they won’t be able to move anything in your home for you (this is due to the health risks involved).  We have though prepared some useful E-Guides so you have guidance on how to get your home ready for photos. 

We will have to ask that you are out of your home for the photos and remember, they have to move quickly to ensure we minimise any health risks. 

 

  

Video Creation

 At JDG we have embraced video marketing for the past 3 years so this bit is quite easy for us.  We will create a video tour of your home.  A video is a marketing must and is now a government recommendation.  This will be done at the photo stage.  This is so we can show prospective buyers before they book a physical viewing on your home and also show it to people who are not on the market so they can view it virtually too.   

Videos are also a great marketing tool for social media too!
