How to choose the RIGHT Estate Agent to sell your Lancaster or Morecambe home

Posted on Friday, January 19, 2024

You’ve decided to sell.   The problem now is which estate agent should you use?   There are lots to choose from you and you need to make sure you pick the best for you.   After all, your home is your biggest asset!  When looking for the best estate agent in Lancaster and Morecambe, there are a few things you should consider.

Reputation.

Look for an estate agent with a good reputation in the local area. Ask friends and family for recommendations, and read online reviews to get a sense of what others think of the agent's services.

At JDG you will find our reviews both on our website and also on google.  Many of our clients come through recommendations.

Experience.

Consider choosing an estate agent who has been in the business for a while and has a track record of success.   Look closely at their results.  What prices do they achieve?   Do they have to reduce many properties?

We have been selling homes across Lancaster and Morecambe since 1989.  In that time we have successfully sold over 9000 homes!  We are known to achieve the best results.  It is a key reason why we are ranked as the No.1 Estate Agent in the UK!

Local knowledge

It's important to choose an estate agent who is familiar with the local market and can provide valuable insights and advice.    This avoids pricing your home too high but also too low.   A good estate agent will also know all about your area and all those things that make it appealing to potential buyers!

Market research is our speciality.  We work with property data closely.   You’ll be surprised how much we know about your home, even before we meet!

We also publish a monthly report which is based on our area so you know exactly what is happening locally.

Fees and commissions.

This is important.  Be sure to understand the fees and commissions that the estate agent charges, as well as any other costs that may be involved.   Compare what is included in the fee and the value you are getting.  And remember if something sounds cheap, it’s normally cheap for a reason.

At JDG we are 100% transparent about our fees, costs and what is included.   Our fees are only due upon success.  We always recommend that you read the small print in any estate agent's contracts.

Marketing and advertising.

Choose an estate agent who is proactive in marketing and advertising your property to potential buyers.     Where do they advertise?  How do they advertise?   Check to see which websites they use.   Check their website.   Check them out on Facebook.    What do they do?

Marketing is an area where we excel.   No other estate agent includes a marketing package to rival our own.  We know that for a fact.

Communication.

It's important to work with an estate agent who is responsive and communicates well throughout the whole selling process.   How do they communicate?   At what stages?   What happens when a sale is agreed upon?   Do they look after your sale all the way through?   Not all estate agents do.

Communication is key at JDG.  If you read our reviews, you’ll see our clients repeatedly talk about our great communication!

Ultimately, the best estate agent for you will depend on your specific needs and preferences.  It's a good idea to meet with two or three different agents and ask them questions about their experience, local knowledge, and approach to selling property.  This will help you make an informed decision and find the right agent to work with.

Ps.   I also wanted to add awards to this list however as the UK’s title holder of the BEST Estate Agent in the UK for the 2nd year running,  people may think I am slightly biased!   This award is based on marketing, service and results, hence why it is so important,  We were judged over a 6 month period against 22,000 other estate agents.    Check out the Best Estate Agent Guide!
