This weeks success story is all about a large detached home on the canal side at Haverbreaks.  Many people don’t associate our estate agency with selling luxury homes,  yet we have sold more homes over £500,000 than any other estate agent so far in 2018 in LA1.

The home

The Water Tower is a beautiful home set on the banks of the peaceful Lancaster Canal.  This home was built back in 1958 by a local renowned builder as his own family residence.  The gardens were designed and landscaped by Hays of Windermere.  It is set in the heart of Haverbreaks, which is a private estate in a leafy area with grand individual homes and affluent neighbours.  

In 1999 Martin acquired this unique home for his growing family and their dog.  They spent many happy a year living there, however, the kids were now at an age where they were leaving home.  It was in fact, whilst Martin was house hunting with his son, that we discovered he was trying to sell his own home with plans to eventually downsize.   Their own home was up for sale.  They had selected an online estate agent believing that all estate agents were the same.  It had cost them an upfront payment to sell their own home and so far they had no interest.   It had been on the market for 185 days.

 

 

What we did

 There is a myth out there that luxury homes need extra attention and care.  That they need specialist marketing and a bespoke approach.  Let’s bust that myth now.   All homes need attention.  All homes need an estate agent that cares,  knows the area and knows what their clients are looking for.   

The first thing we did was we adjusted the price ensuring it was optimised for online property searches ( I prefer to take a zero pricing strategy approach ).   The next was we improved on the photography-  making sure the photos were brighter and eye-catching and captured the greenery surrounding the home.   We totally re-wrote the brochure,  the words chosen were a  careful balance of lifestyle and fact.   Our aim was that when people viewed the property - that this home would at least meet expectations - if not better them!

 

We had a team meeting and created our marketing plan, working out the best way to reach our target market of high-income earners.   

  

The result

In total, we had 10 viewings.  We found our perfect buyer in September 2017.  This home suited there needs and had the space to accommodate visiting family and also have the work from home space they needed.  They did, however, have a home to sell, which we quickly got on board with and found a buyer for. 

This sale though wasn’t all plain sailing.  The buyers wanted to own the land to the side ( which our owner also owned ).  We had to negotiate an extra sum to acquire this which would ensure their privacy moving forward.  This meant boundaries had to move and new deeds were drawn up.   This is when you really do need a knowledgeable local estate agent on your side to keep the sale moving forward!

We actually agreed on this sale at a price £50,000 above the original asking price.  It took time and patience but at JDG this is where we excel.  When the tough gets going,  the going gets tough!
