What We Did
We knew that this home may prove to be a challenge. After all, the home had been marketed by so many agents over such a long period that surely, if there was a buyer out there, they would have found them? We knew we had to do things differently. Luckily for us, that is what makes us so successful!
We started off by looking through previous agents listings of the home. What had they done and what had they missed? The first thing we noticed was the pictures. It is hugely important to show off a home in its best light, but also make sure you don't mislead anyone. We wanted to get the RIGHT people through the door, not just as many people as we could, so we produced a brochure that gave a favourable, yet realistic insight into the property.
Once this was completed, we followed our usual pattern of calling all the applicants that we felt would be interested. We wanted investors, developers or people looking for a holiday home. We got to work on the phones and sending emails. Could we sell this vendors home and finally get her moving...?
As we expected, viewings on the property were steady and our plan was working. We were getting the right people through the door who were showing a genuine interest. After less than 3 months on the market, an investor was shown around the home by our trained viewer. Although no immediate offer was received, a second viewing was promptly booked in order to show his partner...The result? An offer was made, negotiated and accepted withing days, finally allowing the owner to move on and begin her new life.
