This weeks local success story comes from our Morecambe Office.   Not all houses we are asked to sell are in the best condition.  Not all make for pretty photos.   Not every owner has the money, nor the ability or even desire to do work to their home.   We sell real houses, for real people.

This weeks property needed tlc.  The kitchen and bathroom needed updating.  There had been a lift in the dining room leading to the first floor ( this had been taken out and filled in ).  Take a read of what we did to help this home sell quickly and at a great price!

Property History 

We were instructed to sell this semi detached property in Morecambe by a firm of local solicitors who were dealing with the probate on the property. Although in need of modernisation, this was still a substantial semi detached home, awaiting a new family's journey. 


What we did 

After appraising the property for the market, we reached a value based upon the opportunities within the property, balanced with the works of improvement needed. 

If a property does not appear 'ascetically pleasing' on first sight, you do find agents only put one external picture of the property onto property portals.  We completely disagree with this approach. We took real and honest photographs of the property.  A real, 'you get what it says on the tin' approach!   After all, people are interested in seeing the extent of the works involved before booking a viewing. 

So, after the photographs were taken, and property details written; we promoted immediately on all property portals.  We set about self marketing from our own database of people searching for properties in the area.  With every team member fully briefed on the property, we were able to have frank conversations with people about their potential new home, explaining in detail about works of improvement required, as well as good information about the surrounding area and what a great residential area the property was situated in. 


The Outcome 

With all this work done by the JDG team the day the property went live, we didn't even have enough time to make the newspaper deadline!   One potential purchaser loved the sound of the property, but was unable to view during our open hours and could only view that very night.  JDG were there to accommodate and the viewing turned into an offer there and then! The sale completed eight weeks later at 97.2% of the asking price.  A happy vendor and a happy purchaser makes for a happy JDG team!
