Today's story looks at property renovation.   This home on Bay Horse Drive languished on the market back in 2015.  Whilst it was actually structurally sound and already upvc dg and gch, it was overlooked due it to it's dated kitchen and old fashioned coloured carpets.   My client bought it.   Read what they did and how we sold it for a whopping £63,000 more!

Property History

Bay Horse Drive was a really interesting house.  It’s a story which will interest property developers as it shows what can just be done.  Our client bought this in March 2016.  They paid £182,000.  It had lingered on the market, overlooked by others due to the drab uninspriring photos.  The carpets were stained.  The kitchen appeared to be the original.  The walls however were plainly painted.  It was already upvc double glazed and gas central heating was already installed.  The main roof was in good order.   It just needed a makeover….

  

What was done

Our client set too internally renovating this home.  A beautiful sleek grey rustic style kitchen was installed.  The bathroom and downstairs wc were replaced with stylish contemporary fittings.   Throughout the home was redecorated in shades of grey.  Thick luxurious carpets were laid.  Stunning solid wood internal doors were fit,  the honey tones of the wood adding a feeling of warmth to the home.   Even the garage door was re-painted in grey, giving the home a more contemporary feel and excellent kerb appeal.

 

What we did

We knew we would sell this home quickly, demand was high in the area.  Despite being smaller than some of the other homes we had recently sold, we priced it at £250,000.  We thought about who how competition really was ( namely the new build houses ) and who our likely buyers was going to be.

Our brochure wording picked out the key details.  Words were chosen to evoke an emotional connection.  Photo angles were really considered to ensure we captured the home beautifully.   We called buyers who we knew were already looking

   

The result

We had 5 viewings in just 6 days.  2 were second viewings.  Our client chose to go with a buyer who was not in a chain.   The sales was completed this month.
