The walk away price. What is it?

Have you ever heard the term “the walkaway price”?   It’s a term we use regular at JDG and ultimately, when selling houses, bungalows and flats it is what we look at for our selling clients.   Everybody wants the best price for their home.  It’s human nature.  As a vendor you want as much as possible.  As a buyer you want to buy cheap as possible.   Ultimately though, the one thing everybody has in common is that they all want value for money.   It’s what I alway looks for!

 

Every week, clients call asking what we charge to sell a house.  They tell me they are ringing a few estate agents to check fees, costs etc….  

I have to ask, is this the right question?  Should you base such an important decision on fees?  Have you ever considered this…..

How much do you charge?

 It sounds odd, doesn’t it?  Could the cheapest agent end being the most costly?  I’ve seen it happen time and time again.   A low-cost agent has to cut costs.  They do this with low-cost staffing.  They spend less on your marketing.  They can’t afford to.  Ultimately though, the loser ends up being the client, who if they had a full service, with real in-depth professional advice could have gained £1000’s more for their home.  

 Then there is the instance when the house doesn’t sell.  You may have reduced it already.  Had you followed bespoke tailored advice initially could you have sold already and for more?     

 At JDG we are very open about our fees.  It’s the only way to be.  We want to build a relationship with you built on trust,  honesty and integrity.  Customer service is at the heart of what we do.  We are not the cheapest agent in town.  We have never proclaimed ourselves to be.   We are however the most productive.  We get results for our clients.  Our focus is on getting you the best price.  

 

 

What does each agent offer for their fee?

Review what each agent offers for their charges.  Are they no sale no fee?  Do you have to sign a lengthy contract?  If you do,  please keep it clear!   Compare what they are offering.  What is covered in terms of marketing initiatives?  Where do they advertise your home?  Are your viewings accompanied?  What experience do they have?   Who will be looking after your property sale?  They are all important questions especially if you want to make sure you get the best price for your property. 

  

 

What is the walkaway price?

When choosing an agent,  choose one you can feel you trust.  Forget the fee.  Focus on the walkaway price.   That is the sum of money you will walk away with at the end of the transaction after an estate agent's fees.   Remember this, to get the best possible outcome, you need to invest in your property sale and find the best agent for you.
