Morecambe may not yet have the news they hoped for relating to the funding for The Eden Project North yet, however, who says no news is actually bad news?   This lack of news is certainly not slowing the demand for property in Morecambe.  Houses prices continue to increase, over the past 5 years, property values have increased by 16.5% overall.

Demand is up, sales are up and interestingly new instructions are up ( this is the number of people looking to sell their Morecambe home ).  In most areas of the country, this number is down.  To give you an example,  over in Lancaster, there is a huge property shortage with new instructions being down for the 2nd month in a row. 

Morecambe is in demand, and with Spring now on the way,  lockdown restrictions easing and the kids heading back to school,  things can only get even better!

It is interesting to see reductions in property prices are down - this is due to the increase in demand for homes.  

Demand is up greatly.  You can see above that the average number of daily views on Rightmove is up by 75% and this is on this website alone!    This is set to get even higher now that the stamp duty holiday has been extended.  Property sales up to £250,000 will be exempt from stamp duty up to September 2021.    Looking at the sales below, this would be 88% of all property sales in Morecambe.  

 

 

 

 

This month terrace homes have been the most popular home on the Morecambe Housing Market.   It is worth noting at JDG we now have a huge shortage of homes in Morecambe.  We are almost sold out.   We desperately need 2 and 3-bed homes, especially ones with gardens.  We have buyers waiting!

This month, LA3 was slightly more popular than LA4 accounting for 55% of all the sales however as we always say - which end of the promenade people choose to live, really is a personal choice.  

 

 

16 estate agents were involved with the 108 property sales in Morecambe. 

We head into March with just 440 properties for sale on the Morecambe market. When you consider that there are 20,448 properties for sale in Morecambe, it means that only 2.15% of the population is looking to move.

What is a concern though is that still 157 of these homes have been available for sale for 6 months and longer.   272 of them (this over 50%) have been trying to find a buyer for 12 weeks and longer.  Almost half of these are with just one agent.   Thankfully only 2 of these are with our company and they both now have offers in discussions!
