The Morecambe Property Update - March 2022

Morecambe is a really interesting property market and one which since the pandemic really has seen one of the most impressive turnarounds in the UK.    Sellers want to sell and buyers want to buy! Prices in Morecambe have gone up by 30.5% in the past 5 years.  This has given people equity in their homes and due to this,  they are taking the opportunity to move.

Outside investors also have a very keen eye on Morecambe.   Rental properties are still showing strong yields and if the Eden Project does go ahead as we all hope,  there is the potential for strong price growth ahead.  

Seaside towns also sell better in the Spring and Summer months.  I’m sure we’ve all enjoyed the late March sunshine for a few days it was here.    Facebook was full of stunning sunset photos which really highlighted just how special Morecambe Bay really is.    We really are very lucky.

Property Prices

The average price of a home in Morecambe now stands at £159,404.   This is an increase of £2,397.   In the last 12 months, the average property price has inceased by 9.2%.   House price growth might be slowing down in Lancaster,  however in Morecambe it continues to rise 

 

Buyer demand

Looking at the daily views, it’s clear to see that buyer demand remains high.   On average, a Morecambe property is recieving 115 views daily on Rightmove.   Have you asked your estate agent what your daily view average is?   It’s good indication as to how popular how your home truly is. 

 

Struggling Properties 

As we head into April there are just 304 homes for sale in Morecambe.  That is slightly up on last month when there was just 292.     I like to check struggling properties and this month there are 138 homes for sale in Morecambe that have been for sale for 12 weeks or longer.   69 of these are with one estate agent.   If your home is one of these, can we talk?   We would love to be able to help.

Our clients had some superb results. Stansey Avenue sold over the asking price.  Poulton Road and George Street achieved the full asking price and a home on Clarendon Road that switched to us from another estate agent sold within 8 days!   We are using our new launch strategdy and it is really working well.   We do things differently at JDG and it is shown in the results that we achieve.  

 We now have a desperate shortage of properties.   We really need 2 and 3 bed homes for buyers waiting.   We also have a big demand for 4 bed detached houses in the Heysham area.
