Summer is often considered one of the best times to sell in Morecambe. As a popular seaside resort, the warmer weather typically brings a seasonal boost to the housing market. However, this June, much like the changeable skies above the Bay, the property market has been mixed. According to the latest data, new property listings remain consistent with previous years—139 homes were brought to market in June 2025, not far off last year’s 144. Yet it’s the sales figures that tell the real story: just 85 sales were agreed, matching the June 2023 low and well below the 112 recorded in 2024. This suggests that while sellers are active, buyers are hesitating, and the market is starting to feel the pressure.
We’re also seeing fewer people browsing online, with daily views falling to just 47—down from 53 last year and almost half of what we saw pre-2023. Meanwhile, price reductions are on the rise again, climbing to 132, reflecting the growing need for price realism in today's market. Stock levels continue to grow, with 922 homes now available in Morecambe—the highest June total in five years.
But it’s not all doom and gloom. Morecambe has just been shortlisted in a prestigious national award that celebrates thriving towns across the UK—clear recognition of its rising profile. And there’s more good news: the Eden Project has taken a significant step forward. Stunning new CGI images have just been released, giving us our clearest vision yet of what’s to come. Work is expected to start later this year, bringing renewed optimism and long-term investment potential to our coastline.
Here are your figures for June
While sales activity may have dipped, prices in Morecambe remain reassuringly stable. The current average stands at £180,269, virtually unchanged from last month’s figure of £180,376—a difference of just £107. In a market where confidence can shift quickly, this steadiness offers a sense of reassurance for both buyers and sellers.
More telling, though, is the year-on-year trend. Over the past 12 months, house prices in Morecambe have quietly grown. Terraced homes have led the charge, seeing a 14.6% increase in price per square foot, followed by detached properties with a 7.1% rise. Semi-detached homes have also edged upward by 3.9%, suggesting demand remains solid in this ever-popular family sector. Apartments are the one exception, with a modest -2.1% decline, reflecting perhaps a more cautious approach from investors or downsizers.
To put this into context, the average house price in Lancaster now stands slightly higher at £187,923. However, with Morecambe’s continued investment prospects and the Eden Project on the horizon, the town is fast becoming a serious contender for those seeking value, space, and future growth.
As we head into July, there are 815 homes for sale in Morecambe, offering buyers more choice than ever. However, 496 of these have been on the market for three months or longer, indicating a growing pool of unsold stock. In June alone, 134 homes were reduced in price, a clear sign that sellers are having to adjust expectations in order to attract serious interest. Interestingly, as you can see in the chart below, the number of buyers looking online remains relatively steady. Choice is an issue.
For home movers hoping to be settled before Christmas, this is an important signal. The homes that did sell in June were on the market for an average of 63 days—just over two months. If you're keen to move before the festive season, pricing your home sensibly from the outset is vital. In a market where buyers are taking their time, realistic pricing remains your best strategy for a smooth and successful move.
