Posted on Monday, August 2, 2021

Homes in Morecambe are in demand, especially ones that are close to the beach and/or have sea views.   Simply put, we cannot get enough. Morecambe feels revitalized. The sun is shining, the sea looks blue and two of our beaches have won the blue flag seaside awards for their cleanliness and quality.  People are flocking to Morecambe for day trips.  Many are falling in love with the area and realizing just what a great place Morecambe is to live and the superb value for money our properties are.
The Morecambe Property Market Update - July 2021

There are lots of reasons to move to Morecambe.  There is much going on. Have you noticed all the new businesses opening recently?

We also have the news that the Eden Project North plans are going to get submitted to Lancaster City Council before the end of the Summer - no wonder so many property investors are looking to buy locally!

Here are your figures for July 2021

Whilst the level of new instructions has remained steady over the past 3 years, look at how the property sales have risen.   Sales are up 14%.   However, look at the number of property views.   The available choice is considerably less, yet the number of views online is up by 41%.   People are looking to buy…..

The most expensive home to sell this month was on  Woodrush in Bare.  It was on the market at £425,000 and it was quickly snapped up.

The cheapest property sold at auction.  It was a 1 bed flat on Marine Road East and a guide price of £36,000.   Look carefully and their still some property bargains to be had in Morecambe although as the Eden plans turn into reality we expect these to get less and less!

Terraces, followed closely by bungalows were the most popular selling homes in Morecambe in July.  I will though point out, there is a huge demand for semi-detached homes.  There just happens to be a shortage of them available for sale!

Homes with gardens are still in huge demand and we are getting lots of requests for properties with sea views.   If you are planning on selling something with a garden or a view, please let us know!

LA4 was the most popular selling area of Morecambe with 64 sales verse 59 sales in LA3.

21 estate agents were involved with the 123 property sales in Morecambe

We head into August with just 307 properties for sale on the Morecambe market.   The levels of homes available for sale have never been so low.  The average price in Morecambe for a property is now £149,354.   This is an increase of 9.2% over the past 12 months and 22.4% over the past 5 years.

Homes are selling quickly.  Here at JDG, we sold a detached home on Heysham Road in just 10 days.  A beautiful semi on Balmoral Road quickly got snapped up and Needham Avenue received multiple offers.    We need more homes to sell.  We have buyers waiting and we are achieving great results!

If you are thinking of moving,  please think JDG.  We would love to help.  We have a  100% success rate in Morecambe - everything we are listing we are selling!   Not many agents can boast that.

Ps. At JDG we like to do things differently. On the surface, many agents may appear the same and many proclaim to offer what we offer.  However, how can they?  We are a service industry.  One of the reasons we achieve higher prices is due to the way our team conducts the viewings.  It is the way we negotiate the sale and it is the way we look after our clients all the way through to completion.

We have one of the lowest fall-through rates in our industry.  We have the lowest price reduction rate in Morecambe.  We don’t even have the most homes for sale.  Yet month on month, homes with JDG get the highest online viewing levels and they go on to sell for great prices.

If you’d like to know more about how we do this, please ask us.  At JDG we like to be transparent and we love to help!
