August has been a tale of two markets. In Morecambe, the property scene remained lively, helped along by sunshine and the summer crowds flocking to the coast. There’s always something about warm weather that makes seaside living even more appealing, and this year was no different. Families visiting for day trips or holidays often start to picture themselves here long-term, and it’s reflected in the activity we’ve seen. Sales levels in Morecambe matched those of July – and as we know, July was an excellent month for moving homes. Stability in sales is a good sign that demand remains consistent, even as the summer holidays roll on.

Over in Lancaster, the story is a little different. August traditionally sees a slowdown in our historic university city. With both universities on summer recess and many families away on their holidays, the buzz naturally quietens down. It doesn’t mean the market has stalled – far from it – but it does tend to pause compared to the coastal pull of Morecambe at this time of year. What’s important to note is that while Lancaster ticks along at a steadier pace, Morecambe’s market is enjoying a seasonal boost that has kept momentum strong through the summer.

What is selling and where?

Looking just at Morecambe, it’s clear to see where buyers have been focusing this August. Semi-detached houses led the way with 29 sales agreed, proving once again to be the top choice for families and couples who want space and affordability. Bungalows followed closely with 28 sales – demand for single-storey homes remains strong, particularly with downsizers and those seeking practical living near the coast. Apartments also sold steadily with 20 transactions, showing continued appeal for first-time buyers and investors. Terraced homes (13 sales) and detached houses (6 sales) made up the rest.

By postcode, activity has been widespread. LA4 6 was the busiest with 24 homes sold, followed by LA4 5 with 22. LA3 2 also saw strong demand with 17 sales, while LA4 4 recorded 15. LA3 3 added 10 sales and LA3 1, often quieter, still achieved 8. This spread shows that demand isn’t concentrated in one pocket – buyers are choosing homes across the town, whether near the promenade, in family-friendly areas, or closer to commuter routes into Heysham and Lancaster.

Price-wise, the £125,000–£250,000 bracket dominated with 49 sales, highlighting its role as Morecambe’s sweet spot. A further 28 homes sold between £250,000–£500,000, while 19 were under £125,000. Notably, no properties sold above £500,000, underlining Morecambe’s continued affordability compared with many other coastal towns. This balance of activity across the lower and mid-ranges shows that the town is still attracting a wide pool of buyers.

Property Prices

The average house price in Morecambe this August was £177,349, showing a small dip from July’s figure of £178,580. While this is only a modest change, it reflects the natural ebb and flow we often see month to month. What’s important to note is that prices remain broadly stable, with demand still strong in the most popular brackets. Semi-detached homes, averaging £193,047, and terraces, at £150,260, have both seen steady growth over the past year, with terrace values in particular rising by 9%. Detached homes now average £294,151, also showing a 3.8% rise per square foot. The one sector to soften has been apartments, averaging £105,787, where prices per square foot are down 8.9% compared to last year.

This mixed picture highlights how different property types are performing, but overall Morecambe continues to offer buyers good value alongside steady returns for sellers. For those thinking of selling, the message is clear: well-presented homes priced sensibly are still attracting serious buyers and achieving strong results. For buyers, Morecambe remains one of the North West’s most affordable seaside towns, with opportunities across a wide range of property types and neighbourhoods.

Prices remain broadly stable, with semi-detached and terraced homes showing the most consistent growth, while apartments continue to offer exceptional value for first-time buyers and investors.

Overall, the picture is one of resilience and balance. Morecambe continues to shine as an affordable coastal market, attracting steady interest from buyers, while Lancaster is simply in its quieter phase before autumn activity kicks in.
