Like the rest of the UK,  the Morecambe Property Market is recovering.  Sales are up year on year as people race to get moved.   Morecambe has always sold well in the Summer months and more so now as people flock to the coast, smelling the fresh sea air and discover our beaches, our views and vast promenade.

Whilst sales are up, what is really interesting is that new listings are down. But when you talk to the people that live in Morecambe, many have really discovered the beauty the area offers, especially having being locked down for so long. Staycations are enjoyable when you live by the sea. Many people have realised what they love about where they live! And it is those very reasons that are attracting people to our coast.

When you look at the figures above,  there are currently 775 homes for sale in Morecambe.   What might surprise you is that 432 of these homes have been for sale for over 12 weeks.   394 of them have been for sale for over 20 weeks.   In a market where properties are selling fast,  the question has to be why?   It’s worth noting that almost 50% of them are with one agent.   For the record, it is just 4 of these properties are with our own company.  

On a positive note, online activity is up.  The average listing on Rightmove is now receiving 48 views a day.  This up by 40%.   JDG clients are averaging at 90 views per day.  Our properties are currently the most viewed on Rightmove for Morecambe.  

 

 

Since the stamp duty holiday has been announced, sales have picked up considerably above £200,000.   In August there were 27 sales in the price range.   When you look back to the start of the year, there have only been 103 in total!    

 

 

Semi-detached homes are without a doubt the most in-demand home in Morecambe, especially ones with gardens and in great condition. Bungalows have always proven popular, especially given the fact that is so few in neighbouring Lancaster.

Sales between LA3 and LA4 are still equally split. It’s a personal choice when people are deciding which end of the prom they wish to live!

 

 

16 estate agents were involved with the 101 property sales in Morecambe. Morecambe is a great place to live and has lots to offer. Homes when priced and marketed right sell well. However, it is a concern when you see that 432 homes are struggling to find a buyer.
