The Morecambe Property Market Report - February 2020

I  noted  in the Morecambe Property Market Report for January 2020 that  average daily views on Rightmove  were  up by 27% compared to 12 months earlier  in Jan 2019,  giving indication that  buyers  were   definitely showing  strong signs of activity  as we entered the new year .  Well that activity certainly came to fruition in  February!

Here are your figures for February....

 

 

An increase in property views 

In February 2020 daily views on Rightmove were up once again year on year, by 38.5% in fact! Daily views were also up too at 45.3 in Feb 2020 compared to 40.4 in January 2020 indicating buyer interest is not waning at allThis higher level of activity translated into more sales being agreed, with an increase of 27.7% compared to 12 months earlier. This was the highest number of sales agreed in a month across LA3 and LA4 since September 2019. 

February 2020 saw 20.04% less available stock than what was on the market in Feb 2019 and 18.75% less new instructions year on year, so with the increased number of properties sold in the month, more stock is definitely needed in the LA3 and LA4 post codes to meet current demand!  

 


What sold and where? 

In February 2020 across the LA3 and LA4 postcodes 92 properties sold. 44 of these sales were in the LA3 postcode area with 48 sales across in LA4. 

The most expensive property to sell was 3 bed detached property on Mayfield Drive, Bare on the market at £350,000 and at the opposite end of the scale was a 1 bed flat on Euston Road, Morecambe which was sold at auction for £20,000.  

 

February's breakdown 

 

 

 

The average price paid in LA3 stood at £140,921 and in LA4 it stood at £160,096. These figures are taken from the sales registered at the Land Registry over the past 3 months.  

 

Terraced properties took the lead in the most popular property type to sell in February. Bungalows and Semi-Detached properties remained very much in demand too. Talking of popular bungalowsRylstone Drive didn’t hang around for long, this home was only on the market for 6 days before going under offer!
