There’s a real positive feel around Morecambe at the moment. Diggers have been spotted at the Eden Project North site carrying out ground investigations, a clear sign that the long-anticipated project is moving closer to becoming a reality. Morecambe Football Club is also safe for another season, something that has given the community a real lift and added to the town’s sense of pride. These local stories matter because they feed into how people feel about living here — and confidence in a place often translates into confidence in its housing market.

The good news is that house prices in Morecambe are largely holding steady. The average price of a home is now £177,854. Houses are averaging higher, at £193,911, while apartments sit at £103,333, keeping Morecambe one of the North West’s most affordable coastal markets. With interest in the area continuing to grow — both from locals and from people looking to move in — Morecambe is keeping its appeal, even as buyers have become more cautious.

 

 

What is selling

In September, 80 sales were agreed in Morecambe. Semi-detached homes were the most popular choice, with 23 sales, followed by bungalows (20) and terraces (15). Apartments also proved popular, with 13 sales completed, while 9 detached homes found buyers.

By price band, the strongest activity was in the £125,001–£250,000 bracket, where 52 homes sold — making up nearly two-thirds of all transactions. A further 14 homes sold under £125,000, while 14 sales were achieved in the £250,001–£500,000 range. No homes sold above £500,000 in September.

Looking at postcodes, LA4 6 was the busiest, with 20 sales, followed by LA3 2 (14 sales) and LA3 1, LA3 3, and LA4 5 each recording 12 sales.

 

 

What is happening with house prices in Morecambe

Prices are holding steady overall, with small month-on-month shifts by type. Detached homes edged up from £294,151 to £295,508 (+0.5%). Semi-detached rose from £193,047 to £195,310 (+1.2%), showing the mid-market remains the engine of activity. Terraces eased from £150,260 to £148,220 (-1.4%), and apartments slipped from £105,787 to £103,333 (-2.3%).

On the annual picture (price per sq ft), growth has cooled at the top and middle but is still positive: detached +0.8%, semis +3.8%, terraces +4.0%, while apartments -9.3% (a slightly deeper fall than last month’s -8.9%).

However, it’s important not to overlook sales volumes. The number of sales has dropped compared with September last year, and we mustn’t become complacent. While the upcoming budget may play a role in shaping buyer confidence, what continues to command interest are the homes that are well presented and sensibly priced. These are the properties standing out in a market where choice for buyers is growing.

 

What this means for buyers and sellers

In Morecambe, buyers are showing confidence in homes that are sensibly priced and ready to move into, particularly semis and terraces. Detached properties are still selling but need sharper pricing to attract attention, while apartments are competing with newer builds, meaning presentation is key.

For sellers, the lesson is to make your home stand out. Think about kerb appeal, finish, and those all-important details that help buyers picture themselves living there. With nearly 950 homes now available, buyers have plenty of choice — so give them a reason to choose yours.

For buyers, this market offers balance. Families will find a good supply of semis and terraces, while those looking at detached homes may find more room to negotiate than last year. Apartment hunters should keep an eye out for value opportunities, as sellers in this sector are proving more flexible.
