How have property prices changed in LA1 4?

In all of the years, I have been an estate agent, LA1 4 has been one of the most popular places to live.   It doesn’t matter what a housing market is doing,  homes in this postcode have always been in high demand.   Even in 2008, one of the most difficult years in the housing market - 139 homes sold in this area of the city.
How have property prices changed in LA1 4?

LA1 4 is the postcode that covers Bowerham,  Scotforth and Greaves.  There are a number of factors make it highly desirable.   Employment is excellent.  Within just 2 miles there is the hospital and 2 universities.   The schools are highly regarded and score highly in their Ofsted results.   There are excellent local amenities, superb links to public transport and lots of green public space.  Even the internet speed is excellent with over 60% of homes having access to Ultrafast broadband.

The average property price in LA1 4 today is £175,280, an increase of £20,000 over a 5 year period. 

A close look at property prices in LA1 4 shows that there is a varied range of property prices.  In the past 12 months, the most expensive home to sell a detached home on Whinfell Drive - this was marketed at £375,000, whilst the cheapest was an apartment built for the over 56’s on Binyon Court.  This was just £65,000.    

In the past 5 years, the most expensive property sale was a detached home in Eden Park which sold in 2017 for £585,000.

 

  

Semi-detached and detached homes

Semi-detached homes account for 40.1% of the housing stock in LA1 4, whilst detached homes account for 16.8%.  With superb schooling in the area, it is hardly surprising that this is a location popular with families. 

The average price of a semi-detached home in LA1 4 is £183,657, although the large semi-detached homes can sell for over £300,000 on streets such as Barton Road.   The average price of a detached home is £267,521.   Please note that 4 and 5 bed detached homes tend to be above £300,000.  

 

Terrace homes

Terrace homes account for 31.5% of the properties in LA1 4 and can range from 2 beds through to 5 beds.    The average price for a terrace home in LA1 4 is just £147,651.  This might sound low, however, it is due to a high proportion being just 2-bed homes.   Larger period terrace on streets such a Belle Vue Terrace have sold in the region of £350,000, whilst 2-bed homes on Trafalgar Road average at £125,000. 

 

Apartments

Apartments are underrepresented into LA1 4.  Quite simply put there is not many of them accounting for just 11.6% of the market.  A number of these are also built for the over 55 age group.   Because of this, the average price is exceptionally low at just £109,000.

 

LA1 4 is in high demand.  Houses in this are getting snapped up quickly, especially the homes priced below £250,000.   It is no surprise,  after all, Scotforth has recently been named as one of the best places to live in the North West.
