Where is Balmoral Road?
Balmoral Road is located in the heart of Moorlands. This is a very popular residential area of Lancaster, just a few minutes from the vibrant City Centre.
Moorlands itself though is quiet and residential with handy corner shops. Homes in this area are predominately 2 and 3 bedroom terraces that were built circa 1900 and today attract young professionals, couples, families and students. It is a truly vibrant mix! The area is well serviced by regular buses and Lancaster also has a mainline train station which connects Lancaster to London in just 2 hours and 20 minutes.
Close by is the University of Cumbria and Williamson's Park which offers 52 acres of green space. You are just a short stroll from Lancaster Canal which provides pleasing walks. Excellent local schools, popular churches and the Gregson Community Centre are also in the vicinity.
Make your way through the gate and on into the quaint front garden before heading on through the part glazed composite front door.
Access into all rooms is achieved upon entering.
Ground floor rooms
Find yourself in the first of two reception rooms. The decor is bright, modern and tasteful. It really is a good size room, kept light and airy due to the large bay window to the front. A gas flame effect fire sits to the centre acting as a pleasant focal point, especially in the winter months.
Currently being used as a work from home office space, this could be your main living room or even a separate dining space for friends and family to enjoy.
Head toward the rear of the home, spot the stairs leading up to the first floor rooms on your right and carry on into the 2nd reception room and kitchen. Another fantastic space to utilise and currently being used as the main living area for the home. An attractive, exposed brick fireplace provides charm and a large window overlooking the rear yard provides ample natural light within. To one corner under the stairs, you will find access down to the cellar.
A few steps down from the 2nd reception room is the modern fitted kitchen, open to the living room itself. The white, high gloss units provide ample storage and combine nicely with the deep red, splash backs and preparation surfaces. LED lights have been installed in the kick boards to add to the wow factor with this contemporary kitchen.
Access out to the rear yard is achieved via a part glazed Upvc door, located in the kitchen.
Bedrooms and bathroom
Up the central staircase to the first floor and take an immediate left into the 2nd bedroom, overlooking the rear elevation. Neutral decoration can be found within this good sized 2nd bedroom. A large window overlooking the rear, allows plenty of natural light within. The plush carpet under your feet finishes this room off nicely and with the addition of integrated storage to one corner, this could be a brilliant room for a child, teenager or guest.
Next door and also to the rear is the bathroom. Comprising of a white 3 piece suite with electric shower over bath, wash basin and toilet. Additionally there is a chrome heated towel rail. The walls are fully tiled for convenience and offers that crisp, clean finish.
Finally we have the master bedroom, located to the front of the property. A fantastic size bedroom, allowing for a large double bed and additional furniture within. The large window to the front allows so much light within this room, really brightening it up.
Rear yard and cellar
A handy yard can be found upon exiting the rear kitchen door. Perfect for a table and chairs to be placed and enjoyed when the sun is shining. Access out to the service road beyond is achieved via a gate.
From the 2nd reception room, access down to the large double cellar is achieved. So much space is on offer for storage and there is plumbing for a utility area.
