This weeks story focuses on pricing your property and why getting it right first time, can make all the difference. We were invited out to undertake a market appraisal of Hawarden Avenue. A spacious detached bungalow in a great area. The home was a fabulous size, with two spacious bedrooms, large lounge and exceptional outside space. We really wanted this one! We met the vendor of the home and discussed the service we offer, followed by our valuation price.

The vendor was a little sceptical that we had got the price correct. He felt we had overpriced it, especially considering other agents had valued the home as much as 10k less, but he agreed to give us a try... Read on to find out why it is so important to have total trust in your estate agent...!

What We Did

We knew the home would prove to be popular, IF the marketing was correct. We set about creating one of our unique sales brochures, capturing beautiful pictures of the home to show off its great features. The team set about 'matching' the property out to all on our system and phoning all those applicants we felt would be interested. It was 3 days before Christmas, so the market was a little slow. However, we managed to contact an applicant who we thought would be interested. We sent over the property details and she promptly called us back, booking a viewing for a couple of days after the new year. 

 

The Result 

Our fully trained viewer met the applicant at the home and showed her around. She loved it! A quick discussion regarding price took place, resulting in the applicant making an offer on the spot...for the full asking price!  We were over the moon, as was the vendor! T he property had sold on the first viewing, just 12 days after coming to the market.  It just goes to show that instructing an agent with local knowledge and expertise can make all the difference to the sale of your home.
