Selling Your Lancaster Home? Why the Right Asking Price Matters
If you are thinking about selling your home in Lancaster, choosing an asking price can feel like a balancing act. You want the best result, but you also want buyers to take notice.
With more homes available, buyers have plenty to compare. That makes getting your price right from the beginning important.
What are buyers paying?
According to the Dataloft by PriceHubble subscriber poll, just 7% of agents say offers are being accepted at or above asking price. Almost half, 47%, report sales being agreed within 5% of asking, while 40% are seeing offers accepted between 5% and 10% below.
These are wider market findings, rather than figures for Lancaster, but they highlight why sellers need sound advice about what buyers will pay.
At JDG, we are renowned for achieving the best prices for our clients. Our average sale agreed price is 97.4% of the asking price. For someone selling a £250,000 home, 97.4% would mean £243,500.
Of course, that percentage only tells part of the story. The original asking price must be supported by evidence.
Why starting too high can backfire
It is tempting to put your home on at a higher figure and see what happens. After all, you can always reduce it later.
However, your first weeks on the market are a valuable opportunity to attract buyers searching. If they feel your home looks expensive compared with others, they may move on before arranging a viewing.
Zoopla’s September 2026 House Price Index found that a quarter of newly listed homes had already been marketed during the previous year without selling. Six in ten of those returned with a lower asking price.
A fresh listing does not mean a fresh start.
What does this mean for Lancaster sellers?
Whether you own a terrace in Bowerham, a family home in Scotforth or an apartment near the city centre, your pricing should reflect the homes buyers will compare yours with.
At JDG, we look at comparable sales, current competition, presentation and feedback from buyers. We then explain our advice, so you understand how we have arrived at your asking price.
Achieving the best price starts with an honest conversation and a plan.
If you are considering selling in Lancaster, we would be happy to talk through where your home sits in today’s market, and what could help it stand out.
