The importance of pricing your Lancaster Home correctly from the start

The importance of pricing your Lancaster Home correctly from the start

“Shall we start a little higher? We can always come down.”

It’s something I hear regularly when talking to Lancaster homeowners about moving. And I understand why. You want the best possible price, especially when your sale is helping to pay for your next home.

But does starting higher actually help you achieve that?

Independent analysis from Denton House Research suggests there’s a good reason to think carefully before testing the market.

What happened to Lancaster sellers?

Over the last two years, 3,825 properties left Lancaster estate agents’ books. Of those, 2,140 completed a sale. The remaining 1,685 were withdrawn unsold.

That means just under 56% successfully sold and moved.

Here’s the figure that really stands out: 80.2% of those successful sellers found their buyer without reducing their asking price.

These figures cover LA1 and LA2.

For me, that highlights why getting your launch price right deserves so much attention.

Does selling without a reduction mean selling too cheaply?

Absolutely not. Setting a realistic asking price doesn’t mean giving your home away. It means understanding what buyers will pay and positioning your property to attract them.

Among Lancaster homes sold without a reduction, the average agreed price was 2.4% below the original asking price.

For homes that needed a reduction, the average gap was 10%.

Of course, these are different properties. The figures cannot tell us what any individual home would have achieved at another starting price. But they do challenge the idea that a higher asking price automatically protects your eventual sale price.

What about the time involved?

This is where the difference becomes particularly striking.

Lancaster homes that sold without a price reduction took an average of 30 days to reach sale agreed.

Those needing a reduction took 137 days.

That’s an additional 107 days, before the legal work leading to completion.

If you’ve found somewhere you love, need to coordinate a school move or simply want to get on with your next chapter, those extra months matter.

Your first impression counts

When your home first launches, it reaches buyers who are already comparing properties and watching new listings closely.

They’ll judge your home against everything else available within their budget.

If the price feels too ambitious, they may move on. A later reduction can attract fresh interest, but some buyers may also start wondering why the property hasn’t sold.

Price isn’t the whole story. Presentation, condition, location and your circumstances all matter too. However, a realistic asking price gives your marketing a stronger starting point.

Finding a buyer is only one step

National research also found that 94% of sales agreed within 25 days reached exchange and completion. Where finding a buyer took 100 days or more, that fell to 56%.

That doesn’t prove slower marketing causes sales to fall through. It does remind us that agreeing a sale and completing your move are different milestones.

My advice before you launch

Ask your agent to show you comparable homes that have attracted buyers. Look at your competition together and ask what evidence supports the suggested price.  Agree when you’ll review progress, and understand the agency agreement before signing.

The highest valuation can feel reassuring. What matters is a clear, realistic plan to achieve the strongest price buyers will support.

You deserve honest advice from the outset, with a clear explanation of the figures involved.

If you’re considering moving in Lancaster, I’d love to talk through your home, your plans and the local competition.  Let’s give your move the strongest possible start.
