Most landlords spend a great deal of time thinking about how to find a good tenant.
Someone reliable. Someone who pays the rent on time. Someone who looks after the property and communicates sensibly when something needs attention.
But there is another question that is just as important.
How do you keep them?
No tenancy lasts forever. People move on. That is part of life and part of letting property. However, many landlords are still surprised when a good tenant gives notice, especially when the tenancy has appeared to be running smoothly.
The rent has been paid. The property has been cared for. There have been no major complaints.
So why do good tenants leave good homes?
Sometimes, it is simply life
In many cases, the reason has very little to do with the landlord or the property itself.
A couple may need an extra bedroom. A tenant may be offered a new job outside Lancaster. A relationship might begin, or end. Children arrive. People retire. Financial circumstances change.
Housing needs are rarely fixed forever.
A one-bedroom flat that once suited someone perfectly may suddenly feel too small. A three-bedroom house that worked well for a young family may no longer be in the right school catchment, or close enough to work. These are natural changes, and no landlord can prevent them.
But there are other occasions where tenants leave for reasons that may have been avoided.
Communication matters more than many realise
One of the most common frustrations for tenants is not always the issue itself, but the feeling that nobody is listening.
A repair that takes time is sometimes understandable. Parts may need ordering. Contractors may be busy. Access may have to be arranged.
What tenants tend to find harder is silence.
When a tenant reports a problem and then hears nothing for days, it can quickly create frustration. Even a simple update can make a significant difference. It tells the tenant that the issue has been noted, that someone is dealing with it, and that they have not been forgotten.
Good communication builds goodwill. Poor communication slowly chips away at it.
Small maintenance issues can become big reasons to leave
Most tenants understand that properties need maintenance. Boilers need servicing. Appliances fail. Taps drip. Damp patches need investigating.
The problem comes when small issues are left unresolved for too long.
A minor repair might not seem urgent from a landlord’s point of view, but to the person living in the property every day, it can become a daily irritation. Over time, that irritation can turn into the feeling that the property is not being properly looked after.
And once a tenant starts wondering whether they could be happier elsewhere, the decision to move can come quite quickly.
Rent increases need careful handling
Rents have risen sharply in many areas, and Lancaster is no exception. Landlords are also dealing with higher mortgage costs, insurance, repairs and compliance responsibilities.
Most tenants understand that rents may increase over time.
What matters is how that increase is handled.
A sudden or steep rise, particularly without explanation, may encourage even a good tenant to look around. If they feel the property no longer represents value, or that their loyalty has not been recognised, they may decide it is time to move.
That does not mean landlords should avoid rent reviews. It simply means they should be approached thoughtfully and with a clear understanding of the local market.
The aim is not to stop tenants leaving
Even with excellent service, fair rent and a well-maintained home, some tenants will still move on. That is normal.
The aim is not to eliminate tenant turnover completely. That would be unrealistic.
The aim is to make sure good tenants have plenty of reasons to stay, and very few reasons to leave unnecessarily.
That means regular communication, sensible maintenance, fair pricing and a tenancy that feels well managed from start to finish.
A good letting agent can make a real difference here. Not just by finding tenants, but by helping to keep the right ones for longer.
Because finding a good tenant is valuable.
Keeping one is often even more valuable.
