Trust in estate agency starts with the truth

There are some conversations in estate agency that are never particularly easy.

Sometimes it is telling a seller that their home may not be worth quite as much as they had hoped. Sometimes it is explaining to a landlord that a little work now could help attract a better tenant and prevent a long empty period. It might even be advising a buyer that, lovely as a property is, it could stretch their finances too far.

Nobody enjoys giving disappointing news, but avoiding it rarely helps.

Over the years, I have seen what happens when a property is launched at too high a price simply because that was the figure the owner wanted to hear. It sits on the market, the initial interest passes, and eventually the price has to be reduced. By then, buyers are often wondering why it has not sold.

The same applies in lettings. A landlord may be reluctant to spend money on decoration, repairs or improving presentation, but a tired property can take longer to let and may not attract the type of tenant they are hoping for.

These things matter in Lancaster and Morecambe, where buyers and tenants have more choice than they did a few years ago. People are looking closely at price, presentation and value. They are comparing one home against another, sometimes within the same street or neighbourhood.

That is why honest advice matters.

A good estate agent should not just agree with everything a client says. Our job is to listen, understand what they are hoping to achieve and then give advice based on what is actually happening in the local market.

That might mean recommending a more realistic asking price. It might mean suggesting a few improvements before photography. It could mean explaining that a sale may take longer than expected, or that the highest offer is not always the safest offer.

Of course, how that advice is given matters too. There is no need to be blunt or insensitive. People’s homes are personal, and decisions about selling, buying or letting are often tied up with much bigger changes in their lives.
