Morecambe Property Market Update – May 2026

May has felt like the sort of month that shows Morecambe at its very best. When the sun shines, there really are few better places to be than by the sea. The promenade has been busy, the views across the Bay have been stunning, and there has been a real sense of energy around the town.

There is also plenty of positive news helping to lift the mood. The Eden Project Morecambe continues to keep the town in the spotlight, Morecambe BID is working hard to support local businesses and bring more activity into the town centre, and this summer’s events around Eric Morecambe’s 100th birthday are adding to that feel-good factor.

Against that backdrop, the Morecambe housing market feels positive, even though sales were quieter than last year. New instructions were almost level, with 159 new properties coming to the market in May, compared with 160 in May 2025. Sales agreed were lower, with 92 homes selling compared with 113 last year.

So, while May was softer for sales, the wider picture still feels steady. Buyers are active, sellers are still coming to market, and Morecambe’s ongoing investment and local momentum are giving the town a confidence that is hard to ignore.

What is selling where?

As the graph shows, there were 92 sales agreed across Morecambe in May, down from 113 in May 2025. While this is a softer result, there is still clear activity across the market.

The strongest demand continues to sit below £250,000. Of May’s sales, 77 were in this price range, which means around 84% of all sales agreed were below £250,000. This shows just how important first-time buyers, downsizers and value-conscious movers are to the Morecambe market.

The busiest price band was £125,001 to £250,000, with 58 sales agreed. There were also 19 sales below £125,000, showing continued activity at the most affordable end of the market. The £250,001 to £500,000 range saw 15 sales, while there were no sales above £500,000.

By property type, bungalows led the way with 26 sales, followed by semi-detached homes with 24. Terrace homes and apartments each saw 18 sales, while detached homes accounted for 6.

The postcode spread was balanced. LA4 6 saw the most activity with 18 sales, followed by LA4 4 and LA4 5 with 17 each. LA3 2 had 16, LA3 1 had 15, and LA3 3 had 9.

The message is clear. Morecambe’s affordable homes, bungalows and coastal lifestyle are continuing to attract buyers.

 

What is happening with house prices?

Morecambe’s average property price now stands at £179,365, which is a surprising jump from £176,375 last month. Over the past 12 months, prices are up by around 1%, so while the monthly rise is encouraging, the longer-term picture is still one of steady, modest growth.

Looking over a five-year period, the story is much stronger. Average prices in Morecambe have increased by 26%, showing how much the town has grown in appeal and value over time.

Detached homes have seen the strongest growth over the past 12 months, with prices per square foot up 4.7%. Semi-detached homes are up 2%, while terrace homes have increased by 1.2%. Apartments are the only property type showing a small fall, down 0.6%.

Overall, Morecambe’s market feels steady, with long-term growth supported by affordability, lifestyle, and growing confidence in the town.

 

What does this mean for buyers and sellers?

For buyers, Morecambe still offers choice. There were 947 homes available in May, only slightly down from 974 this time last year. That means buyers can compare carefully, especially if they are looking in the busier price ranges below £250,000.

However, the best-value homes are still attracting attention. Bungalows, semi-detached homes and well-priced homes close to the seafront, town centre, transport links and local amenities remain popular. Buyers who are ready to move should still be prepared to act when the right property appears.

For sellers, the message is positive but practical. Morecambe has a lot going for it. The sunshine, the seafront, Eden Project Morecambe, local events and the work happening across the town are all helping to create a stronger sense of confidence.

It is also important to plan ahead. In Morecambe, it is currently taking an average of 118 days to find a buyer, followed by a further 117 days to complete the sale through the conveyancing process. That means sellers should allow around seven to eight months from launching their home to completing their move.

Buyers still need to see value, though. The market is not one where every home will sell regardless of price. Sellers who launch with the right price, strong presentation and good marketing will give themselves the best chance of success.

The strongest demand remains below £250,000, where around 84% of all sales took place. Bungalows were the best-performing property type, followed closely by semi-detached homes. This reflects Morecambe’s appeal to downsizers, first-time buyers, families and those looking for more space or better value by the coast.

The lesson from May is simple. Buyers are still active, but they are choosing carefully. Sellers can absolutely achieve a successful sale, but the price, presentation and marketing need to be right from the start.
