Are buyers waiting? It certainly felt that way here in Lancaster during October.
We were waiting for the Budget. Waiting to see what the Bank of England does with interest rates. Waiting for mortgage rates to improve. Waiting to see what happens to house prices. And now, with Christmas approaching, it feels like some buyers are finding another reason to wait.
Read the national headlines and you'd be forgiven for thinking the housing market is all doom and gloom. But here in Lancaster, the picture is more balanced.
People still need somewhere to live. Families grow, circumstances change and people move on. Life doesn't stop because the housing market slows down.
And importantly, homes that are sensibly priced are still selling.
So, what actually happened in Lancaster during October?

October saw 77 new properties come onto the market across Lancaster's LA1 postcode area, compared with 97 last October. That's a fall of almost 21% and the lowest October figure in our five-year comparison.
It was also a noticeable drop from September, when 106 new homes were listed.
Sales agreed slowed too. Just 67 homes found buyers, compared with 78 in October 2025, a fall of 14%. However, compared with September's 69 sales, the difference was only two properties.
One figure caught my attention. Daily property views increased from 54 last October to 65 this year, a rise of 20%. Buyers are still looking, even if they're taking longer to make decisions.
There were also 76 price reductions during October, while 571 homes remained available for sale. That's slightly fewer than last year, but considerably more choice than buyers had in 2022 and 2023.
Remember, your home isn't for sale in isolation. It's competing with every other similar property on the market.
What Is Selling Where in Lancaster?
Lancaster's more affordable homes continue to lead the market.
Of the 67 sales agreed, 41 were priced between £125,001 and £250,000. That's 61% of all sales.
Terraced homes were the most popular property type, accounting for 37 sales, or 55% of October's total. Semi-detached homes followed with 13 sales.
Looking at locations, LA1 5 was the busiest postcode district with 21 sales, followed by LA1 3 with 19 and LA1 4 with 15.
Together, these three areas accounted for 82% of October's sales.
It's clear that Lancaster's affordable terraced homes and traditional family properties remain in demand.
What Is Happening With Property Prices in Lancaster?

Lancaster's average property price now stands at £186,408, although performance varies considerably depending on the type of home.
Semi-detached properties have performed particularly well, with prices per square foot increasing by 5.3% over the past year. Detached homes have risen by 2.3%, while terraced homes are up 2%.
Apartments have had a more challenging year, recording a 7.4% fall per square foot.
This is why I always say there isn't one Lancaster property market. Different homes, different locations and different buyers all influence what a property is worth.
What Does This Mean for Buyers and Sellers?
For buyers, there's still plenty of choice. And with some sellers adjusting their expectations, there may be opportunities to negotiate.
For sellers, I want to share something interesting from yesterday's EA Masters event in London.
We heard that homes which find a buyer within 25 days have a 95% chance of reaching completion. Yet properties taking more than 100 days to sell have only a 50% chance.
That's quite a difference.
It highlights why getting your asking price right from the beginning is so important. Starting too high and reducing later might seem sensible, but you risk losing those valuable first weeks when interest is usually strongest. Ask yourself, what is is really most important, hoping that you will get a record-breaking price or actually getting moved?
My advice? Focus on the three Ps: Price, Presentation and Promotion.
Get them right from day one.
In Summary
October was quieter, but Lancaster's housing market hasn't stopped. Buyers are watching, comparing and still making offers on homes they feel represent good value.
Here at JDG, we're achieving an average of 97% of asking prices for our sellers, showing that good results are still possible.
As Christmas approaches, some movers will wait until January. Others will recognise the opportunity to move while competition is quieter.
My biggest takeaway? Buyers haven't disappeared. They're simply being more selective.
If you're considering selling your Lancaster home, let's talk about how to make yours stand out.
