Rental Competition Rises as Lancaster and Morecambe Head into Autumn

As summer draws to a close, the rental market traditionally becomes busier. The new school year is beginning, graduates are starting jobs, students are moving to university and families are relocating before autumn arrives.

This year, that seasonal demand is adding further pressure to an already competitive market.

Across the UK, the average monthly rent reached £1,382 in August. That was 4.1% higher than a year earlier and a rise of 0.9% from July. It is important to stress that this is a national average, rather than the typical rent for a home in Lancaster or Morecambe. Local rents vary considerably depending on the area, property type, size and condition.

However, the wider trend will feel familiar to many local tenants. Good rental properties can attract plenty of interest, particularly when they are well presented, sensibly priced and located close to schools, universities, transport links or major employers.

Supply remains one of the biggest challenges. Almost half of property professionals—47%—say that rental stock levels are lower than they were three months ago. When fewer homes are available, tenants may find themselves competing for the same property.

Schools are influencing moving decisions too. Nearly three-quarters of parents—73%—say they would pay more to live within the catchment area of a top-performing school. On average, those parents would consider moving 31 miles to secure the right place.
