14 Things Every Homeowner Should Expect from an Estate Agent
Estate agents do not always have the best reputation. We have to be honest about that.
In its 2025 Veracity Index, published in December 2025, Ipsos found that public trust in estate agents had fallen by five percentage points in a year. It is not a comfortable statistic for our industry, but it raises an important question: how do you find an estate agent you can genuinely trust?
This is not a sales pitch. It is a straightforward guide to the standards every homeowner should expect, whether you are selling in Lancaster or anywhere else.
What should you expect from an estate agent?
These are not special extras. They are the basics of doing the job properly.
-
An honest valuation. The suggested asking price should be supported by recent, comparable local sales—not chosen simply to impress you.
-
Clear fees. You should understand exactly what you will pay, what is included and whether any additional costs could arise.
-
A proper marketing plan. Good photography, carefully written details and effective online marketing all matter.
-
Knowledge of your local market. Your agent should understand local buyers, current demand and what makes your particular area appealing.
-
Regular communication. You should never be left wondering what is happening with your own property.
-
Accompanied viewings. Wherever possible, your agent should show buyers around and answer their questions properly.
-
Honest viewing feedback. Feedback is not always comfortable, but it helps you make sensible decisions about your sale.
-
Careful buyer qualification. Your agent should establish whether a buyer is proceedable before recommending that you accept their offer.
-
Skilled negotiation. The highest offer is not always the strongest. Price, position and the buyer’s ability to proceed all count.
-
Support after accepting an offer. Agreeing a sale is only the halfway point. Your agent should keep speaking to solicitors, buyers and others in the chain.
-
Straight answers. If something goes wrong, you need honesty and practical advice—not vague reassurances.
-
No unnecessary pressure. You should be given the information you need and the space to make your own decisions.
-
Your interests put first. Your agent works for you, not for the buyer and not simply for the quickest commission.
-
Accountability. If standards slip, there should be a clear complaints process and an independent organisation you can approach.
What should you never accept?
Be cautious of inflated valuations, unclear contracts, hidden charges or an agent who is difficult to contact before you have even instructed them.
Pay attention to how an agent behaves during your first few conversations. Do they listen? Can they explain their valuation? Do they answer questions clearly? Their behaviour before you sign is usually a good indication of the service you will receive afterwards.
Why we chose to become an Ethical Agent
At JDG, we are proud members of the Ethical Agent Network, a national organisation of independent agents assessed against standards covering honesty, professionalism, service and community care.
Membership is earned and can be taken away. We are currently the only agent in our area to hold it. For us, it provides independent accountability and puts our promises to clients in writing.

Frequently asked questions
How do I know if an estate agent is trustworthy?
Look at how they behave before you commit. Expect an evidence-based valuation, transparent written fees, straightforward communication and a willingness to listen. Independent membership of a recognised professional or ethical body offers additional reassurance.
What is the biggest red flag when choosing an estate agent?
An inflated valuation with little evidence behind it. Some agents quote an unrealistic price to win the instruction, only to recommend reducing it later. Always ask to see recent comparable sales and hear the reasoning behind the valuation.
What questions should I ask before choosing an estate agent?
Ask how they calculated your valuation, who will conduct viewings, how often they will contact you and what happens once an offer is accepted. You should also confirm all fees, contract terms and notice periods before signing.
