Step Inside

As previously mentioned Combermere Grove is a quiet Cul-de-Sac and number 8 sits on the left-hand side about two-thirds of the way down on the street. Ground Floor

Our first stop on the tour of the ground floor starts with the open plan Lounge Diner. The room runs the length of the property and is accessed from the hallway on the left-hand side. Despite being open plan it has two distinct areas that are marked via a raised false floor and lowered ceiling for the dining area at the front of the property with a large bay window overlooking the front garden. The living area is set to the rear of the property and offers a lot of floor space for a three-piece suite. The far wall has a built-in unit/cabinet that houses some storage cupboards and an electric fire, there is a large double sliding door that lets you out onto the rear patio and again allows in lots of natural light.

Making our way back to the hallway and heading to the rear of the house to the kitchen, we will find ourselves walking through a very useful utility room. This room has plumbing for a washing machine and tumble dryer as well as countertops and wall units and a window overlooking the interior of the lean too/garage. Continuing through we will be in the fitted family kitchen. A very colourful and bright room with counters wrapping around three walls and space for freestanding oven and white goods. There is a side door that allows you into the garage/lean-to at the side of the house that is currently used for storage but does not have a garage door.

First Floor

Returning to the hallway and up to the stairs, we can now take a look at what the first floor has to offer. Starting with the Master Bedroom at the front of the house sitting above the dining area. A good-sized double with built-in wardrobes along the far wall and fitted wall units above the double bed make this a roomy and efficient use of space. Mirroring this room is the second bedroom which has the advantage of looking out onto the back garden. A large room with ample room for a king bed and thanks to the built-in cupboard/wardrobe, much like the rest of the house it has been neutrally decorated and would not take much effort to put your own stamp on things.

The third bedroom is adjacent to the Master Bedroom and is the smallest of the three. While it is a single, it offers more space than most third bedrooms you typically find in a semi-detached home. Clever use of space and angle have made this a great room for a child or teenager, or alternatively would make a very useful home office for those working from home. The bathroom is posited to the rear again and like the second bedroom has a built-in cupboard from storage. Fitted with a modern three-piece suit with the shower over a full-length bath it has white tiling and three walls and a stylish grey patterning around the actual bath.

Gardens

The back garden is very private as there are no houses behind or to the right-hand side. The sliding door from the living area opens up onto a lovely patio area perfect for an outdoor table and chairs and currently is being used for a fire pit to gather around in the evening. The garden area and lawn are raised up about 3 feet from the patio and give the entire back garden two tiers.

A beautiful dry stone wall effect warps around the lawn and is intersected with some well-maintained and mature shrubs and bushes that go as far as the rear fence. A beautiful space for those who like to spend time outdoors while not being too much hard work to look after.
