Palatine Avenue, Lancaster

Where is Palatine Ave?

Located between Scotforth and Bowerham, South Lancaster, this is one of the most desirable areas to live for many reasons. The centre of Bowerham offers a diverse range of local shops and amenities, ranging from a popular bakery to a local butchers, a florist, post office and hair and beauty salons. There is even a local Spar convenience store. Scotforth offers similar conveniences, including Booths supermarket.

If you have children or are planning to start a family, then there are also three Primary schools on your doorstep and a well respected high school only a short distance away.
Easy access to the M6 can be gained and both Lancaster University and the University of Cumbria are also not far away.

Step inside

Make your way through the gate onto the driveway. To your left is a laid to lawn front garden, surrounded by pruned hedges. Wander down the side of the home to the entrance of the property, a Upvc front door.

Once you step inside to the central hallway, notice the pleasant laminate flooring under your feet and soft decoration to the walls. Access to all ground floor rooms is granted from this hallway as well as the stairs up to the bedrooms and bathroom.

Immediately to your right is a handy storage cupboard for shoes, coats etc and also houses the combi boiler.

Ground floor rooms

From the hallway, take a left into the front facing 2nd reception room. Currently used as a dining space, this bright and airy room would be great as a play room, movie room or simply kept as an area to dine in with family and friends.

Next door and also overlooking the front of the home, is the living room. This cosy, carpeted area is kept warm and inviting during the winter months by the wood burner to the centre. A large window allows plenty of natural light within, adding to the tasteful decoration present. Space for comfy furniture is afforded, making this the perfect room to relax in, come the evening.

Accessed from the living room is the kitchen. Located at the rear of the home, this generous sized kitchen offers plenty of beech units for storage and worktop surfaces for preparation. An integrated electric oven and gas hob is included and the splash back tiles add a touch of colour. The tiled floors are convenient and attractive and a separate area to the far end of the room, acts as a utility section, with space for a washing machine, dryer etc. Access out to the rear garden is afforded via a Upvc door.

Bedrooms and bathroom

Make your way up the winding central staircase to the first floor. As you reach the top, notice how bright and airy the landing space is, due to a window overlooking the rear of the home, allowing natural light within.

To your right is the 3rd bedroom of the home. Ideally suited as a child's room, guest room or maybe doubled up as the study/office space a lot of people require nowadays. The carpet under your feet and the warming colours chosen for decoration, ensures a cosy and inviting room.

Directly across from the 3rd bedroom is the family bathroom. Briefly comprising of a white 4 piece suite, including wash basin, toilet, bath and separate shower. The walk in shower is a great bonus to this room. The walls are part tiled for convenience and a frosted window provides both privacy and natural light.

Two further bedrooms sit to the front of the home. The master has an abundance of space for a double bed and additional bedroom furniture. The decor once again, is warming and inviting, setting the tone for a relaxing retreat, come the end of the day. Next door is the 2nd double bedroom of the home, again, space is there for a double bed and further furniture, ideal as a teenager's bedroom.

Front and rear gardens

To the front is a laid to lawn area, surrounded by well kept hedges, adding attractive kerb appeal to this home.

Accessed from a side external gate and the internal kitchen door, is the great sized rear garden. Mainly laid to lawn, here you have the perfect space to enjoy during the warmer months.
