Clarence Street, Lancaster

About the location

Primrose is a very popular residential area of South Lancaster. Being only a few minutes from the city centre means the whole wealth of cultural and social amenities of this vibrant city are just down the road.

Primrose itself though is quiet and residential with handy corner shops. Homes in this area are predominately 2 and 3 bedroom terraces that were built circa 1890 and today attract young professionals, couples and families.

The area is well serviced by regular busses and of course Lancaster also has a main line train station. Close by is the University of Cumbria. No 73 Clarence Street is located towards the top of the street and as such is in a quiet and rather "green" location.

What we like...

This home has literally just been decorated from top to bottom with new carpets throughout allowing you to move straight into your new home without any worries.

A little about the home

The main entrance opens into the lounge where you can relax and there is a fireplace to the centre of the room. The ground floor also features the kitchen which has access to the first floor and the cellar which has been used for storage and a utility room.

Up to the first floor there is a generous sized double bedroom which is to the front of the home and there is also a wonderful sized three piece bathroom which offers storage. There is also a further great sized bedroom up to the top floor of the home. Outside to the rear of the home there is an enclosed space where you can sit out with raised planted borders.

Ground floor rooms

The main front entrance opens into the lounge for the home. This recently decorated room in a neutral style offers a bright and airy feel thanks to the large double glazed window to the front of the home. The lounge also has an original style fireplace to the centre of the room which is a lovely focal point. Access through to the kitchen can be easily gained from here and there is a timber doorway which will lead you down to the cellar area.

The kitchen has been fitted with cream shaker style units and ample work space is on offer. The splash backs have just been tiled and gives a great finish to the room. The owners have also installed a brand new electric oven, hob and extractor canopy above and there is also a fridge freezer on offer. New flooring has been laid and there is access to the stairs from here along with a window which overlooks the rear yard.

Cellar areas

As you go down to the cellar you will see that the lower level actually offers a great storage space and it is here where you will find the boiler for this home. A window also allows in natural light and there is plumbing available for a washing machine here also.

Steps lead up to the rear part of the cellar which also has a timber doorway which leads you out to the rear of the home.

First and Second floors

To the front of the home on the first floor is where you will find the first of the two double bedrooms. This room has just been decorated and has a brand new carpet laid. The second double bedroom up on the top floor is actually the larger of the two rooms and has built in storage into the eaves which is ideal for your suitcases and Christmas decorations. This room also offers a bit of a view out towards Heysham and the Bay in the distance.

Back on the first floor there is a generous sized bathroom which offers a three piece suite in white and there is a shower above the bath to give you the best of both worlds. This room has been partially tiled recently and there is actually a large cupboard which goes over the stairs. There is also a large double glazed frosted window to the rear elevation.

Outside space

To the rear of the home there is an enclosed walled yard area where you can sit out at your own table and chairs after a long hard day, maybe with a glass of wine. There are raised planted beds where you can add a little colour and the walled boundaries and timber gate helps to make this a private area.
