Calder Way, Morecambe

About the location

Grosvenor Park was built in the early 1990's and has since become one of the most desirable and sought after areas to live. Located mid way between Lancaster and Morecambe the area has its own junior school and is across the road from the Lancaster and Morecambe college.

Via Morecambe Road you can access both towns and the M6 link road is just around the corner. Other local amenities include the Asda and Aldi supermarkets and the Salt Ayre sports centre. A really popular place to live with a great mix of property and people.

What we like...

There are many things we like about this home, the space, the cul de sac location and the fact it is so easy to commute thanks to the link road to the M6. However if we were forced to choose just one thing it would have to be the orangery at the rear of the home. What a wonderful space this is to either relax or entertain. It's a real must see.

A little about the home

This detached family home has much to offer. The hall offers access to the ground floor wc, stairs and both the lounge and the kitchen. Buyers will see that the lounge is a generous size and has double opening doors through to the separate dining room. This space then leads you to either the modern breakfast kitchen or through to the wonderful orangery which has been added to the rear of the home by the current owner.

Up to the first floor you will find four bedrooms of which three are double rooms whilst the master offers built in storage and its very own en-suite. The bathroom is also modern and stylish which buyers will appreciate. As you would expect the home is double glazed throughout and is also gas central heated with a boiler located in the integral garage. A double drive provides off road parking and the rear garden is low maintenance and private.

Ground floor rooms

As you step inside this home you will find yourself in the hallway which has been well presented and offers access to the majority of the ground floor rooms along with doors opening to the handy ground floor wc and also through to the garage.

Once you are through to the living room you will find that this room looks out over the front of the home. This room has been tastefully decorated and offers plenty of space for all the furniture you would expect to have. The gas fire to the centre of the room will create a cosy warm glow and makes a lovely focal point to the room. There is a set of double opening doors which open into the dining area allowing you to make a great open plan space if you so wish.

The dining room offers ample space to add a generous sized dining table which allows enough room for you and the family to sit down and enjoy your evening meals together. The room has been decorated in a neutral style. From here there is access through to the kitchen and also the orangery via a set of French doors. Buyers will find the kitchen to be modern with a great range of built in storage for all your bits and pieces. There is space for all the expected white goods and a built in electric oven and hob with an extractor fan above. A breakfast bar is available so you can casually dine and this space is open once again to the orangery.

To the far end of the home is an orangery which is a wonderful addition to the home. Here you can relax, dine or entertain your family and friends. Just imagine sitting here with a glass of wine whilst looking out into your very own private garden to the rear of the home.

Up to the first floor

Once you are up to the first floor you will find that the landing offers access to the loft space and there are also doors opening to all the rooms available on this floor. Buyers will find that the master bedroom is generous sized double bedroom to the front of the home. Here you will find the decor to be contemporary and there is a range of built in wardrobes to one wall for all your storage needs. This bedroom also offers its very own en-suite facility which offers a three piece shower suite. The shower has its own in-built shelves with built in lighting and the room also offers its own frosted double glazed window.

The second bedroom is also large enough to be used as a generous sized room which overlooks the front of the home. Buyers will find that the third bedroom is also a great sized double room however this one overlooks the rear of the property. The fourth and final bedroom is a spacious single room which could be used as a bedroom, a study or dressing room depending on your personal needs. Finally up on the first floor there is a three piece bathroom which the owner has modernised and this space has been fully tiled with a decorative border to complement. Above the bath there is a shower to give you the best of both worlds. This room also offers a heated towel rail.

Outside space

To the front of the home you will find a well maintained garden area with a lawned space and room for you to add your very own plants for extra colour during the summer months. There is enough space for you to park two vehicles off road in front of your own integral garage which has an up and over door. The garage has both power and light along with housing the boiler for the central heating.

Once you are round to the rear of the home you will discover a private and enclosed garden with fenced boundaries. This low maintenance space has been laid with Indian flag stones allowing you the space to add your own patio furniture to sit out and enjoy during the summer months. There is a storage shed to hide away your gardening bits and pieces. Raised planted beds add that bit of extra colour and will be ideal for any gardener to enjoy pottering around with.
