About the location
Fairfield is a very sought after residential area which attracts a wide range of buyers including first time buyers, young couples, professionals and academics. It is one of the only areas in Lancaster City that has its own residents association that was formed to protect the open green area, play areas for children and the allotments.
The association is now a registered charity. Close to the city centre (within walking distance) it is also ideal for commuters with the train station being ideally located close by only about 5 minutes walk away. Excellent local schools including Dallas Rd Primary are within its catchment area.
What we like...
We love everything about this home. The location is great, the decor is modern and the fittings are all contemporary throughout. The fact there is no chain is also very handy for any buyer who would like to be in as soon as possible.
A little about the home
The main entrance to the home features the original tiled flooring and from here there is access to the ground floor rooms and stairs. Buyers will find that the bright and airy living room is to the front of the home and is open plan to the generous sized dining room. The kitchen has been made open plan also to this space creating a wonderful space which flows and will be great for entertaining guests.
Up to the first floor you will discover two double bedrooms with the master to the front and the second room to the rear offers great views over Lancaster. The recently fitted bathroom also features on the first floor. Once you are up to the top floor you will find a further double bedroom which offers built in storage to hide away all your bits and pieces. This home also features a handy cellar which is a great sized which will be useful for extra storage.
Externally there is an enclosed yard to the rear of the home whilst there is a raised courtyard style area to the front of the home. The property is double glazed throughout and has a recently installed central heating system.
Ground floor rooms
The main entrance to the front of the home opens up into a small vestibule which is ideal to store your coats and shoes before you step through to the main hallway. This space has retained the original mosaic tiled floor which is a lovely feature to still have. There is a set of stairs straight ahead of you which leads up to the first floor and there is a doorway which opens into the main living space.
The lounge is to the front of the home and offers a double glazed bay window which creates a real bright and airy feel. The main focal point is to the centre of the room which is a lovely fireplace to add that extra bit of character. The room is open plan to the dining area which will be ideal for when you entertain your family and friends. The dining room is a generous sized space which will make the perfect space to relax and dine after a long hard day.
You will see that the kitchen area has also been made open plan to the dining room which helps to give the impression of more space and light. A real clever idea! The kitchen has been fitted with plenty of built in storage and ample work space is available for those who love to cook. We like everything about the kitchen, from the beautiful tiled flooring and splash backs to the fact there is so much light thanks to the dual aspect to the side and rear of the home. Access down to the cellar can be gained from this part of the home.
Once you are down to the cellar you will see that this space is larger than you may have first expected and actually goes underneath the lounge and dining room. The cellar features the meters for the home, plumbing for your washing machine, space for further white goods/storage if needed along with the boiler for the home. This really is a fantastic space which can be used by the whole family for all your storage needs.
First and second floors
At the top of the first flight of stairs you will firstly reach the bathroom. Once you step inside you will see that the owners really have thought about the design of this space. The recently fitted three piece suite features a shower above the bath to give you the best of both worlds. If you choose to treat yourself to a nice relaxing soak, the owners have also installed a skylight window so you can look up at the stars in the evening.
The first bedroom you will reach on the landing is the smaller of the three bedrooms, but don't be fooled as this is still easily large enough to accommodate a double bed. Another great feature to this room is the fact that there are wonderful views across Lancaster. From here you can take in the Priory and Castle, the Ashton Memorial, Cathedral and the Town Hall. The next room along the landing is what many may choose to be their master bedroom.
The space in the master bedroom is perfect for those who have large furniture. The large double glazed bay window to the front elevation allows in ample natural light creating a bright and airy feel. The high ceilings and soft neutral decoration also creates that extra sense of space. Finally once you are up to the top floor you will find another large double bedroom. This would make the perfect guest room or maybe even a teenagers room so they have their own space. You will find that there are windows to both the front and rear of the top floor and also built in storage which is always a bonus to have.
To the front of the home you will find a well maintained and low maintenance courtyard style space which is raised up from the pavement frontage. Steps will lead you up to the main entrance at the front of the home.
Once you are round to the rear of the property there is an enclosed yard area where you could maybe sit and relax during those warmer months. The boundaries are formed by walled boundaries and there is gated access out to the rear service lane.
