What we like...
There are quite a few things which will grab your attention with this home. Will it be the stylish Siematic kitchen which offers space to dine or the fact the master bedroom not only has an en-suite shower room but also the wonderful velux balcony window where you can stand and enjoy the fantastic views.
A little about the home
The main entrance at the front of the home opens up into the first reception room which has been used by the owner as an extra sitting room come study. This room then leads you through to the main living area for the home which features a lovely open Inglenook fireplace complete with a wood burning stove to the centre. This room allows access down to the cellar and also through to the kitchen which has enough space for you to dine.
Up to the first floor you will find a large double bedroom to the front elevation with a generous sized built in wardrobe, along with a further bedroom to the rear and the modern three piece bathroom suite. Once you are up to the top floor you will discover the master bedroom which features its very own en-suite shower room. This bedroom looks out over the rear of the home offering wonderful views across Lancaster and towards the Lakes from the Velux balcony style window.
Externally to the front of the home there is a courtyard style area. To the rear of the home is a mature garden area with space to sit out and relax and even room to grow your own fruit and veg if you so wish. Thanks to the west facing position you can enjoy the sunshine all afternoon long.
Ground floor rooms
As you step inside this home from the main front elevation you will firstly find yourself in the first of the two reception rooms. This space has been recently decorated with soft, neutral tones giving the room a real bright and airy feel. This room is currently used as a sitting room and a study space by the current owner and there is a double glazed window to the front of the home. The floor has been laid with a hard-wearing German design flooring which is a continuing theme throughout the ground floor rooms.
The next room you will come across is being used as the main living room and has a feature focal point to the centre of the room being an Inglenook stone fireplace which has a multi fuel stove inset. This room has a real cosy feel to it and has been presented to a good standard which buyers will appreciate. There is a doorway which will lead you down to the cellar which is great storage area and hides away the meters for the home.
To the far end of the ground floor open plan to the living room is the kitchen. This modern Siematic kitchen has been fitted with a good range of built in storage and work space which buyers will appreciate. There are a range of built in Neff appliances which includes a fridge/freezer, a dishwasher, microwave and a ceramic hob with an electric oven. The kitchen allows ample space for you to add you very own dining table and there is a double glazed door which opens out to the rear garden. This will be ideal during those summer months when you can step straight outside and maybe even enjoy your breakfast on the patio just outside the rear exit.
First & Second Floors
Once you are up to the first floor landing you will find yourself entering the large double bedroom on your right hand side. This spacious room is to the front of the home and offers a generous sized built in wardrobe over the stairs which will be ideal for all your storage needs. Also to the first floor is the third bedroom in size which overlooks the rear of the home. Currently used as a single room however in the past this room has accommodated a king size bed so it's rather versatile depending on your needs.
The bathroom has been fitted recently with a three piece white suite which includes a shower above the bath to give you the best of both worlds. The room has been partially tiled to complement. To the rear elevation there is a double glazed window which helps to give the room a bright feel and looks out over the rear garden. Finally inside up on the top floor is where you will find there master bedroom.
This generous sized double room really does offer a spacious feel thanks to the crisp and clean decoration. There is ample space for the expected furniture. To the rear elevation the owners have installed a double glazed Velux window. However this is no normal Velux, once open it actually converts into a balcony style window and provides fantastic vies out across Lancaster and towards the Lakeland Hills in the distance on a clear day. The owners have also fitted an en-suite shower room which is a real bonus to have which has been partially tiled and will prove popular with many buyers.
To the front of the home there is gated access to a courtyard style area where you could add your own potted plants for a little extra colour if you so wish. The boundaries are formed by walls which set you back from the pavement.
Once you are round to the rear of the home you will see that the garden is split into different levels. As you leave the home from the rear elevation you will find yourself on a patio seating area which then leads onto a well maintained low maintenance garden area with shaled borders. Follow the path along and you will discover a further sitting area which will be the perfect place to relax and enjoy the sunshine during those summer months. Finally to the far end is the perfect space where you can create your very own vegetable patch where you can grow your own home produce. Thanks to the rear garden facing west you can enjoy the afternoon sunshine until the late evening on those brighter days.
