What we like

We love this home and everything about it. The decor is tasteful and the room sizes are fabulous. The location is perfect for any growing family thanks to the position close to schools, amenities and the local church.

About this home

Bracklyn is a handsome Edwardian family home and a fine example of how a period house should be. Throughout this home does not fail to impress with original features starting from the original front entrance door, through the vestibule with mosaic tiling and etched inner door into a spacious welcoming hallway. Throughout the ceilings are high adding to the period character of the home.

There are five bedrooms, all of which are well proportioned, a stunning 4-piece bathroom and two separate reception rooms. The spacious kitchen features a spacious breakfast room, perfect for more casual family dining. With a useful utility room and a ground floor wc for visiting guests, this stunning house makes a fabulous home.

The ground floor

The main entrance to the front of the home opens up into the well appointed hallway with its original tiled floor which is a lovely feature and are certain you will agree. The hallway offers access to the majority of the rooms on the ground floor and the rather grand staircase leads you up to the first floor rooms.

The main living room is a fantastic sized room which all the family can enjoy. The main focal point to the centre of the room is a wonderful fireplace which has been fitted with a multi fuel stove. The room has a real bright and airy feel thanks to a large window to the front elevation and the room has been decorated in a very tasteful style. the second reception room could be used for a variety of purposes depending on your circumstances. The current owners currently use the second room as a play room for their children. This room has also retained an original style fireplace to the centre of the room and a window looks out to the rear garden.

The kitchen and main dining areas have been made open plan to one another thus creating a great space where you and the family can sit down and enjoy your evening meals together. The kitchen offers a good range of built in storage with space for the expected white goods. Extra storage is also available in the separate utility room which is just off the kitchen. The floor has been tiled which continues through to the utility room so if the kids come in with muddy feet you can soon clean up their mess. The owners have also fitted in a handy ground floor wc which will no doubt come in use for all the family.

Access to the outside space can be gained from the utility room and from the kitchen there is also a doorway which opens up and then a set of steps will lead you down to the handy cellar for great storage. The cellar also offers both power and light so you could maybe even turn this space into a workshop.

The upper floors

Once you are up to the first floor you will find yourself on the landing which has a further set of stairs up to the top floor. To the front of the home is where you will find the master bedroom which is a wonderful size. The bedroom has been well presented and has been neutrally decorated. You will see that there is plenty of space for all the furniture you will need and the room has retained its original picture rails and coving. Next to the master bedroom there is another single room which also overlooks the front of the home. This would make an ideal nursery or study room depending on your needs.

Also to the first floor there are two further bedrooms which can both accommodate double beds and look out over the rear of the home. These two rooms have also been tastefully presented with plenty of space for the kids to enjoy or your guests to feel right at home. Finally on the first floor is the gorgeous bathroom which has been fitted with a four piece bathroom. There is a separate shower cubicle which has all been tiled to match the rest of the room with a decorative border to complement. The shower is actually run off the boiler so you can enjoy instant hot water. Storage is also available under the sink unit to hide away your toiletries.

Up on the top floor there is another great sized double bedroom which features a double glazed Velux window to the rear elevation and a further double glazed window to the side of the home. This room sees the continuation of the neutral decoration and has a lovely finish to go with the rest of the home.

The garden and off street parking

Buyers will see that to the front of the home there is a well maintained garden area which is raised up from the main road. A pathway leads you up to the main entrance and steps will take you to the front door. Down the side of the home there is off road parking allowing you to park at least two vehicles and gated access will lead you round into the rear garden.

Once you are round to the rear of the home you will find a private and enclosed garden. This space has a well maintained lawned area with mature planted borders. A flagged pathway leads you down towards a shed which will come in handy for storage and there is access here to back into the home. The rear does have a southerly aspect so you can enjoy the sunshine during those summer months.
