Elgin Street is located in the area of Moorlands in the south off Lancaster known to the locals as ''Little Scotland'' as all the streets are named after Scottish cities. There is a local convenience store at the bottom of Aberdeen Road and the city centre itself is only a short stroll away. The Lancaster Boys Grammar School is just around the corner, as is the famous Ashton Memorial set inside Williamsons Park which has 52 acres of land for you to enjoy. The Gregson Community Centre is also just around the corner which is a very popular venue with local residents.
What we like...
We like the fact that this home is ready to move straight into thanks to its neutral decoration. Any style of furniture you may have will fit right in with its contemporary decoration.
A brief description
The main entrance opens into the front room which has a cupboard hiding away the meters and has been neutrally decorated. From here there is access through to the kitchen area which has stairs up to the first floor and a doorway opening to the rear vestibule. Buyers will also find there is a three piece bathroom to the far end of the ground floor.
Up to the first floor you will discover two generous sized bedrooms and there is an enclosed yard to the rear of the home with further storage. The home is double glazed throughout and offers a gas central heating system.
Ground floor rooms
As you step inside the home from the main front elevation you will find yourself in a vestibule where you can hang your coats and take off your shoes before you step up into the main living area. The room has been tastefully presented and features a timber fire surround to the centre of the room. A double glazed window helps to give the room a bright and airy feel and there is a built in storage cupboard to one side of the chimney breast which houses the meters for the home. The lounge also features a dark wood effect flooring and there is access from here through to the kitchen area.
Once you are in the kitchen you will see that there is ample built in storage for all your bits and pieces along with kitchen work tops to two sides of the room. There is plenty of space for all the expected white goods which you will require along with plumbing for a washing machine and there is room for a gas cooker to the centre of the room. Stairs from the kitchen lead up to the first floor rooms and there is a cupboard under the stairs to store away your hoover an ironing board.
Just of the kitchen is the rear hallway which has access to the bathroom and also the outside space. The bathroom has been fitted with a modern three piece suite in white which offers a shower above the bath. The room has been fully tiled with a decorative border to complement and there is a double glazed frosted window to the side elevation.
Up to the first floor
Once you are up to the first floor landing you will find that there is access to both of the double bedrooms with the master being on your left hand said as you approach the top of the stairs. The main bedroom is a wonderful sized double room which overlooks the front of the home. Like the rest of the home this room has been decorated in a neutral style which will please most buyers and there is ample space to add all your furniture. This room has also retained the original style fireplace to the centre of the room.
From the front bedroom there are also views towards the city centre which gives you an open aspect down the road.
The second bedroom is actually also large enough to accommodate a double bed if required and we feel this would make an ideal guest room, children's bedroom or maybe even a home office depending on your needs. The room overlooks the rear of the property and has a built in storage cupboard to the far corner.
To the rear of the home there is an enclosed concrete yard area which has walled boundaries and gated access to the rear service lane. To the rear of the bathroom extension there is a storage area which is the perfect space to hide away your bins and recycling boxes.

A great first time buy or Investment! This two bed end terrace is so light and airy. It has a great position on the street, looking down Aberdeen Road, A well sought after area of Lancaster. Both of the bedrooms are doubles. The rear walled yard is so private and a real suntrap! No chain. EPC-D. Great investor property that should return in the region of a 6% return.
