Welcome to The Water House, a home of distinction set in over 1/2 acre of gardens on the edge of Lancaster Canal.
Haverbreaks is a private estate, set just 1 mile south east of Lancaster City Centre. Residents enjoy the peaceand quiet countryside living brings along with easy accessibility to the city centre and the areas key employers. It's easy to see why living here is so desirable; shrouded in greenery, it is so peaceful. Being a private gated estate means there is little traffic, other than the local residents and their visitors.
There is an impressive selection of schools, with local primary schools in both Bowerham and Scotforth gaining 'outstanding’ in their Ofsted inspections. Ripley St Thomas is within walking distance and is also highly regarded. Both the girls and boys grammar school are within walking distance.
What we like
We love the views this canal side home offers, it’s so peaceful and quiet. However, it is the layout of this home that really attracts us. The upper floor has both its east and west wings, perfect for those with older children. Everyone can have their own privacy. Take a look at the annexe on the ground floor, presently it's a teenage den, however my thoughts are it would be great for those who work from home or as a self-contained granny annexe.
About this house
The Water House is a distinctive family home, built in 1958 by a local builder as their own family residence. The contemporary design was built with the views over the canal and countryside in mind, hence you'll find a home which is flooded with light due to the large hardwood bespoke windows. It has been extended in more recent years, the turreted staircase added by the currently family.
The home is spacious with the accommodation covering just over 3570 sq ft taking in the living areas and 7 bedrooms ( two of which are en-suite ) As the floor plan shows it is a versatile home, with ample living space. The "teenage den" to the ground floor could easily be made into a granny annexe or equally used as a home office given the fact it has it has own private entrance to both the front and rear. The garage is integral to the home, always pleasing to find as it is easily accessible.
What makes this home truly special though are the landscaped gardens. The entire plot extends to just over an 1/2 acre. Designed by Hayes Garden Centre back in 1958, the mature planting is beautiful providing all year around interest. The gardens lead down to the canal where this home enjoys approximately 60 feet of private canal frontage.
The front door opens into an impressive hallway, one which in many is central to the home. An impressive circular bespoke stone staircase ( located in the turret ) leads the upper floor with it's galleried landing which looks over. There is an area for cloaks, ideal for those with families and visiting guests. The hallway is flooded with layout due to the number of windows which offer a changing view of the garden from the various landing view points. The principal reception rooms flow seamlessly from the hallway.
The main living area
The split level living room has stunning views over the west facing landscaped gardens. Spacious and inviting, a double fronted "Bodart" multi fuel stove defines the two areas., perfect for those cooler evenings when you don't want to switch the central heating on. The large lounge features tilt and turn hardwood double glazed windows. Imagine relaxing in your lounge with views over the stunning garden as you watch the sunset. A matching hardwood door leads out a raised terrace, perfect for alfresco summer dining.
The spacious dining area has ample space for an 8 seater dining room table. A wine rack is built into the feature slate dividing wall which gives a feel of privacy and intimacy when entertaining. Conveniently a pivoting door leads directly through to the stylish kitchen.
The stylish cream hi-gloss kitchen was updated in 2011 and is beautifully fitted with a range of integral appliances which include a Range Master Induction 5 ring hob, large American style fridge freezer and Siemens dishwasher. The units are complemented by hardwood work surfaces that extend into the breakfast bar for more casual dining, a place where the family can gather and chat whilst dinner is being prepared. Hard wearing Karndean flooring flows through. There is also a more casual defined dining area, perfect for less formal occasions.
The bedrooms and bathrooms
The Water House has 7 bedrooms spread over the two floors. The master suite and guest bedroom ( both complete with en-suite facilities) are located on the ground floor. The master suite is generous sized. A large range of his and her wardrobes span one wall, over 7 meters in length and floor to ceiling. There is space to have a sofa, to sit and relax. The bedroom is dual aspect with views over a secluded patio area where the owners often enjoy breakfast. The en-suite shower room is 4 piece, featuring a beautiful roll top bath and Jacuzzi shower cubicle complete with body jets. The guest bedroom is also on the ground floor. A spacious double set off the hallway, it also has its own en-suite shower room.
5 further bedrooms are located on the first floor. The layout is appealing with the landing area splitting to provide two "wings". Four of these bedrooms are double bedrooms, the 5th, a good size single room is currently used as a home office with fabulous views over the extensive garden and canal. This home also has a family bathroom and a ground floor wc for visiting guests. A further wc can be found in the annexe.
To the left of the kitchen, a door leads through to the ground floor annexe. Comprising of two large rooms and a separate wc, these two rooms would make a superb self-contained granny flat or a work from home office. They are spacious, one is currently used a TV room for the older children, the other is a games room, large enough to house a pool table. The annexe has its own entrance to the front and a door to the rear which leads out the rear garden and canal.
The double garage and parking
The garage is integral to the home with access just off the hallway. Large doors to the front ensure you'll easily get two cars in. To the rear there is a utility area, plumbed for the washer machine and tumble dryer. There is ample parking for several vehicles. Ideal for larger families.
Throughout the 1/2 acre gardens you'll find an array of mature trees and bushes, the gardens having been originally planted by Hays of Windermere by the original owners. This is a year round garden, with planting that flowers and bursts out as the seasons change through the year. There are three separate patio areas, their positions perfectly chosen to capture the sun as it moves around the garden from the early morning through until the evening sunset.
The large lawn, over 40 meters in length leads down to the water’s edge. The tranquil setting is best enjoyed sat on the wooden bench, feeding the ducks and watching as boats peacefully glide past.
