Welcome to The Water House, a home of distinction set in over 1/2 acre of gardens on the edge of Lancaster Canal.

Haverbreaks is a private estate, set just 1 mile south east of Lancaster City Centre. Residents enjoy the peaceand quiet countryside living brings along with easy accessibility to the city centre and the areas key employers. What we like

We love the views this canal side home offers, it’s so peaceful and quiet. However, it is the layout of this home that really attracts us. The upper floor has both its east and west wings, perfect for those with older children. Everyone can have their own privacy. Take a look at the annexe on the ground floor, presently it's a teenage den, however my thoughts are it would be great for those who work from home or as a self-contained granny annexe.

About this house

The Water House is a distinctive family home, built in 1958 by a local builder as their own family residence. The contemporary design was built with the views over the canal and countryside in mind, hence you'll find a home which is flooded with light due to the large hardwood bespoke windows. It has been extended in more recent years, the turreted staircase added by the currently family.

The home is spacious with the accommodation covering just over 3570 sq ft taking in the living areas and 7 bedrooms ( two of which are en-suite ) As the floor plan shows it is a versatile home, with ample living space. The "teenage den" to the ground floor could easily be made into a granny annexe or equally used as a home office given the fact it has it has own private entrance to both the front and rear. The units are complemented by hardwood work surfaces that extend into the breakfast bar for more casual dining, a place where the family can gather and chat whilst dinner is being prepared. Hard wearing Karndean flooring flows through. There is also a more casual defined dining area, perfect for less formal occasions.

The bedrooms and bathrooms

The Water House has 7 bedrooms spread over the two floors. The master suite and guest bedroom ( both complete with en-suite facilities) are located on the ground floor. The master suite is generous sized. A large range of his and her wardrobes span one wall, over 7 meters in length and floor to ceiling. There is space to have a sofa, to sit and relax. The large lawn, over 40 meters in length leads down to the water’s edge. The tranquil setting is best enjoyed sat on the wooden bench, feeding the ducks and watching as boats peacefully glide past.
