Bowerham is one of Lancaster's most popular residential areas. Located on the South side of the city it attracts a wide range of clientele from the young professionals, growing families and the retired due to its wide variety of properties available and also has excellent amenities which include shops, schools and churches. There are excellent transport links with regular buses both to the university and the city centre, both of which are only a short drive way. Minutes away are the hospital and University of Cumbria, two of the city's largest employers. No. 68 Trafalgar Road is set on a quiet street of similar style properties just a short stroll away from the centre of Bowerham.
What we like...
We were super impressed that this home offers more space than you may first expect thanks to the fully floored loft area with it's two Velux windows. The fixed stairs lead you up to this space off the second bedroom which makes it the prefect children's room with space to play and sleep.
A brief description
To the ground floor you firstly walk into a small vestibule area with space for your coats before you step into the main living area for the home. The lounge has been decorated in a contemporary style and has access to the kitchen and the stairs. To the rear of the ground floor is the breakfast kitchen which offers a great range of built in storage with extra space under the stairs.
Up to the first floor there is the master bedroom to the front of the home which has been recently decorated and there is a further single room which has a fixed staircase up to the fully floored loft area. The first floor also offers a three piece bathroom suite which has been partially tiled to complement. Out to the rear there is an enclosed yard with a storage shed housing the plumbing for a washing machine and also houses the boiler for the home.
The ground floor rooms
The main entrance to the front of the home opens up into a vestibule. This space is ideal to store your coats and shoes before you step through to the main living room.
The lounge has been tastefully decorated in a modern style which will please most buyers. To the centre of the room there is a contemporary fireplace with an electric fire inset to offer a warm, cosy glow on those cooler evenings. A double glazed window looks out over the front of the home and the stairs are open plan to this room. Access through to the kitchen can be gained from the living room.
To the rear of the home there is a modern fitted kitchen with a built in breakfast bar facility. There is plenty of storage on offer for all your bits and pieces along with ample works pace for those who love to cook. There is an integrated electric oven and a gas hob with a stainless steel splash back completed with an extractor canopy above. There is also space for the rest of the white goods and a rather handy cupboard which goes under the stairs to hide away your hoover and ironing board. Access to the outside space can also be gained from the kitchen.
Up to the first floor
The first floor landing area has access to all the rooms available on this level and sees the continuation of the neutral decor from the living room below. The master bedroom is to the front of the home and having been recently decorated this space has a real bright and airy feel. There is space for your double bed and expected furniture to the opposite end.
The second bedroom looks out over the rear of the property and will make a perfect children's room. There are two built in storage cupboards which could be used as a wardrobe if you so wish and there is also a fixed staircase which leads you up to the loft area. Once you are up to the loft space you will see that the owners are actually using this space as an extra bedroom. There are Velux windows to both the front and rear elevations which creates a really bright space all day long.
Finally inside there is a three piece bathroom. This room is located between the two bedrooms and offers a three piece suite in white. Above the bath there is a separate shower which gives you the best of both worlds and this area has been tiled to complement. The room is a generous size and offers an extractor fan to the ceiling.
Once you are round to the rear of the home you will see that there is a rather generous sized south facing yard. This space will enjoy the sunshine all day long during the summer months making it a great space to sit out and relax. There are walled boundaries and gated access out to the rear service lane. The rear space also offers a stone built outhouse which houses the boiler for the home and offers plumbing for an automatic washing machine also which helps to free up extra space in the kitchen.
